The Ferns Cottage Access Statement

• Situated in the centre of Betws-y-coed. Parking for 1 vehicle to the side of the premises. Access is via a rear private ‘no-through’ road.
• Entrance door is approached via 8 paved steps down to the cottage ground floor level. At the front door, there is one external step of approx 4” high then the front door threshold of 2”.
• We are 5 minutes walk from the railway station. Timetables for trains and buses are available in the Welcome folders.
• Assistance for portering of luggage is available if required.
• The cottage is on two levels, ground and first floor. There are 9 narrow open backed stair treads on a spiral style narrow staircase to the first floor bedroom and bathroom.
• The Cottage is equipped with an open plan kitchen / living room and a 1st floor bedroom with adjoining bathroom.
• The bathroom is equipped with a full bath and over bath electric shower, toilet and hand wash basin.
• Stairs are well lit.
• There are external lights which illuminate the garden area, steps and parking area.
• The rear access lane is illuminated on timer lights from other properties for their parking areas.
• Outside, the garden is on one level. No steps. Central paved circle patio with table and 4 chairs. The rest of the garden is gravelled with 10mm stone gravel.

• Mobile phones can be accessed in all areas of the Cottage.
• Level pavement and street lit into the village.
